    Thank you all for your suggestions and views. All very valid. It is indeed risky letting to a relative and having talked it through with son - will probably not do so even if he will do the decorating. For those interested - My mortgage stipulates - no relatives, no students, no housing benefit tenants, no asylum seekers, those who have diplomatic immunity, social landlords, holidy lets, and Rent Act protected tenants. I wonder if there are any people out there left to rent my little house to!!!

                Could not agree more, but given the reluctance of the social sector to '' do the right thing'', we will always be in a battle to get them to house vulnerable people.

                The problem here is that the woman was not vulnerable and thus chose the private option. She is now in the wrong sector ,and the landlord is not trained to address such problems....
