  • Rent payment workin out help!

    Hello again all.

    Right need some help with the working out of rent.

    My monthly rent is 550pcm.
    Housing Benefit pay 126.00 per week to my landlord.
    This is a 1 year contract.

    My landlord has now told me i have to pay him an extra 40 something pound per month in rent due to a short fall.

    What I belive is that he's done 126.00 x 4 = £504.00
    leaving a shortfall of £46 pounds per months.

    I'VE WORKED IT OUT TO BE...

    126.00 x 52 ( weeks in year ) = £6552.00

    6552 Divided by 12 (months in year ) = £546.00 leaving a shortfall of only £4.00 per month.

    Have I worked this out right, I'm sure i'm not wrong in disputing the extra 40 odd quid per month,

    Some help please on this before I tell my landlord.

    I agree with you. There are slightly more than four weeks per calendar month.
    RENT DUE from you to L: £550 x 12 = £6600.
    RENT PAID by HB to L: £126 x 52 = £6552.
    So, in a full year, you owe an extra £48 (=£4 per month).

      Thanks, That was what I thought,

      Right, well go down the council to confirm thats how they work out the housing benefit, and then tell my landlord that I dont owe him 40 something quid a month.

        Try asking for HB increase to £127 per week?

          The way I work it is to take the monthly rent of £550 multiply by 12 and divide by 52. This gives you aweekly rent of £126.92. You therefore owe your LL 92 pence per week!

          Explain to him that he will get 13 payments of HB and not 12!! So he needs to factor that in too!

            13 payments? how does that work out?

            Its not that i think my landlord is trying to con me out of 4o quid, just think they dont really understand it all, though there last tennant was also on housing benefit, wonder if she got overcharged? ah not my business.

              He'll get 13 HB payments during the year, ie one every 4 weeks; whereas normally he'd expect only 12 payments during the year from a non-HB tenant, ie one every month. Just a different way of looking at the same calculation, that's all

                Landlords often make this mistake, especially if they have not had tenants on HB before. If the HB is being paid direct to him, he should have a statement showing the dates covered by the payment, which will show it covers 4 weeks rather than a month.

                  ok I've just been to the landlord, the exact amount they are getting is 126.92pw. so over the year it turned out to be about 16p shortfall. Im sure we can manage that. He wasnt impressed, think he was looking forward to the money.

                    Sixteen pence? Not enough to stamp a letter. Perhaps a Channel 4 phone-in show can find a way to make 16p = £££ ?

                      By my calculations £126.92 is your weekly rent therefore you will owe the LL nothing over a year!!!
