    A Big Mess - ending tenancy early

    I need some advice, after being majorly messed around, we do not trust the landlord as far as we could throw him so want to make sure everything we do is 'right'

    Background:
    Started renting property on in January 2012 through letting agent on 12m tenancy
    Landlord emigrating to Oz
    Landlord returns after 10 months wants property back. Incorrect date given on S21 (S21 served on 5/12 for notice to leave 21/1)
    Landlord falls out with agent and is sueing
    Landlord places house for sale (with same company!!!!)
    New S21 to leave 21/4

    Anyway, after having no joy finding another 4 bed to rent (as it was 3 weeks before Xmas) we eventually found a house to purchase
    We completed on this purchase on 28th (March)
    We let the Lettings agent know we were purchasing and asked if the landlord wanted property back early.
    I have 2 emails from agent saying yes they did, and they would both meet us at property on the 28th to do check out inventory and mutually terminate contract. The 2nd email states we were due just over £600 back in rent (as we paid full rent on 21st)
    At 11am on the 27th we received a phone call from agent saying they weren't prepared to pay the £600 rent back.
    So we said we would keep the property until the 21st April and take our time moving. We then had an email that evening from the landlord himself saying he would give us £300 cash if we still left 4pm 28th
    We said impossible as we had now cancelled removal men as we couldn't afford removal company without the rent that was owed back so we just hired a van for a few hours for the large items.
    Another email saying 9am Saturday (tomorrow)
    Whilst we could have the property ready, the letting agent isn't available on Saturday. The landlord suggested 'signing something' to say he was happy with property, but we do not want to check out without the Leyting agent as we do not trust the landlord and need our large deposit back.
    Whilst we know we are due more than the £300 offered, it's better than keeping 2 properties for 3 weeks
    Landlord has turned up at property last night and this morning
    Any advice welcome

      Speak to your agent & ask them to put in writing what fees would be charged in the event of this happening....

      The original arrangement with the tenants, was it ia fully managed or tenant find only arrangement ? I have done this a few times on a tenant find basis and let all my AST's go periodic (so the tenants stay), i have paid zero to every agent, and they have never been knocking asking for any money.

      With regards to keep or sell. Those 4 properties are not just assets, but you need to see them as say children, which need looking after. You can't switch off because you are busy. It is 24/7 responsibility, as you are responsible for the property and the health and safety of the people living. If...

      Almost anything beats working for a living.

      Running a portfolio is just as demanding and stressful. If someone worked in an office, it is a 9 to 5 job. Their taxes are paid by their employer.


      Running a portfolio of properties, can be demanding. Even with agents in place....

      Almost anything beats working for a living.

      Becoming a landlord because you've inherited some property makes about as much sense as inheriting several cars and setting up a taxi business.
