    I don't understand why you are going out of your way to be so conniving. If you had put all the time you have spent on this forum into looking for somewhere to stay for two weeks, there wouldn't be a problem.

    I'm a big believer in karma and you will get your just deserves. There is no need for your behaviour.

      It doesnt say up to three times, or between one and three times... or any of the variant you LL's are coming up with to try and reassure yourselves!!
      Oh we are so sure of ourselves aren't we? You are quoting out of date legislation. The statute you refer to (which is in the 2004 Housing Act) was amended in April 2012 by the 2011 Localism Act (s184) and now reads:

      The court must order the landlord to pay to the applicant a sum of money not less than the amount of the deposit and not more than three times the amount of the deposit within the period of 14 days beginning with the date of the making of the order.
      You think we are all nasty landlords. Others have made it clear to you that they are not landlords. I am a landlord, I run a landlords legal services company, but I also run a website that gives advice to tenants on this very topic AND I am the leading poster about these things on another website that deals mainly with tenant queries.

        - where clause 9 says...
        (9)In subsection (4) (amount of penalty payment)—
        (a)omit “also”, and
        (b)for “equal to” substitute “ not less than the amount of the deposit and not more than ”.
        so since LA 2011 it reads...
        The court must order the landlord to pay to the applicant a sum of money not less than the amount of the deposit and not more than to three times the amount of the deposit within the period of 14 days beginning with the date of the making of the order.
        so that's clear, between 1 & 3 times...
