    Frequently Asked Questions

    The intrepid regular posters and Topic Experts here do a tremendous job helping landlords, tenants and agents with their problems.
    However, some questions come up over and over again and I know some of you get frustrated answering the same ones again and again.
    In the past it has been suggested that the LandlordZONE Forums provide a FAQ section which answers the most commonly recurring problems.
    Well, at last we're doing something about it. We've provided a powerful FAQ facility:

    It's a powerful stand alone FAQ database which stores the most commonly asked questions in a Searchable Format. You regulars can contribute questions with your own answers for the FAQ database by logging on and submitting them. These will then be moderated and added to the store of answers.
    This is not intended to take-over from the Forums - people will always just post a question rather than going to the trouble of searching. But we would like to encourage visitors to save time and effort by Searching FAQ and the Forums before posting the very basic questions.

    Take a look:

    If you are aware of any commonly asked questions in your specialism or category, go ahead and post on the FAQ, or alternative just e-mail your question and suggested answer to the Editor at LandlordZONE.

    By the way, in addition to the Forum Search above, we have what we have termed the Macro Search - see link above and below. This is a much more powerful search engine than the one provided by the Forums only which searches an index of the LandlordZONE site, the Forums and now the FAQ will be included.
    It should be possible to very quickly find the answer to any Rental Property Related question using this: Macro Search

      Any advice or suggestions given in my posts are intended for guidance only and not a substitute for completing full searches on this forum, having regard to the advice of others, or seeking appropriate professional opinion.
      Without Plain English Codes of Practice and easy to complete Prescribed Forms the current law is too complex and is thus neither fair to good tenants nor good landlords.

        I agree with one of the other posts, Company A should have sorted the whole job, it sounds like a 10 mins job with maybe a collar for the pipework being tightened up and then some basthroom sealant are right.......... just under a ' monkey'' (Arthur Daley speak) for what is a simple pipe...

        We have a London flat managed by an agent (full management service).

        My husband and I were abroad, and got a call from the council saying the property was leaking sewage into the flat below. We contacted our agent immediately who sent someone around the same day (Company A).

        The pipework was found to be sound. I think Company A were there as an emergency "see if it's sewage and shut off the water if necessary". They said it was a pipework problem and a sealant problem. Company B carried out a full audit on the pipes and found it was only a sealant problem....

        The letting agent engaged all of them. We gave them an instruction to fix whatever the problem was after the notification from the council there was a problem - we pay for a full management service.

        I doubt the agency will give us money back because they've paid it out directly to the contractor,...

        In November 1979 BoE base rate hit 17% under Thatcher's government. My building society was kind by only raising their rates to 15%.....

        IMHO rates will continue to rise. Sorry.

        What you are proposing would breach your mortgage terms and possibly result in place being repo'd....
