It all depends on the wording within your AST and does not need the tenant's permission usually.

If this 'pet deposit' was taken specifically as security for pet damage then you can't use it for anything else unless tenant agrees to it (in any case tenant must agree to deductions to a deposit, or you have to agree to arbitration of go to court).

Surely any such agreement should not give them the right to sell his property until he was able to take possession of the new one?
I certainly wouldn't sign/agree to anything that allowed it, what if the builders go bust and the new build...-

by nukecadInterestingly; for people receiving Universal Credit any rent that they get from a lodger or sub-tenant is not treated as income.
It is counted as income in 'legacy' Income Related benefits such as Housing Benefit or Jobseekers Allowance but for some reason not in UC.

by fpyardsI moved out of a flat a few days ago. While I was in the flat there was a leak due to a punctured pipe in a wall cavity that the landlord is claiming a deduction from our deposit for repairing.
The total cost being claimed is £492.50 for the plumber's work and £180 to repair the wall....-
