Can a Pet Deposit be used for Rent arrears

Please can you help, I have a tenant with Rent arrears, they paid a security deposit and a pet deposit, can the pet deposit be used for the rent arrears?

If this 'pet deposit' was taken specifically as security for pet damage then you can't use it for anything else unless tenant agrees to it (in any case tenant must agree to deductions to a deposit, or you have to agree to arbitration of go to court).

It all depends on the wording within your AST and does not need the tenant's permission usually.

I don't think Foxton's provided them, the landlord has always been responsible for managing the property and repairs.

The clauses relating to picture hooks are:
"Not to hang or fix any posters, pictures or other items to the walls of the Property using nails, glue, blu-tac, sellotape...

I moved out of a flat a few days ago. While I was in the flat there was a leak due to a punctured pipe in a wall cavity that the landlord is claiming a deduction from our deposit for repairing.

The total cost being claimed is £492.50 for the plumber's work and £180 to repair the wall....

Something doesn't seem right there.

Surely any such agreement should not give them the right to sell his property until he was able to take possession of the new one?

I certainly wouldn't sign/agree to anything that allowed it, what if the builders go bust and the new build...

Hi, I have exchanged contracts on a house which I will buy with a buy-to-let mortgage.
The current owner has bought a new house of David Wilson's homes and they have taken his old house in exchange, which I now bought via them.
His new house is not yet finished, so he has to move somewhere...

Interestingly; for people receiving Universal Credit any rent that they get from a lodger or sub-tenant is not treated as income.

It is counted as income in 'legacy' Income Related benefits such as Housing Benefit or Jobseekers Allowance but for some reason not in UC.

The report me mentions the Protective equipotential bonding is not satisfactory. The gas installation pipe fitted in your premises does not appear to be cross-bonded to the electrical installation.
