    When did the fixed term start, and for how long?
    What is the reason for them being like this?
    Allow tenants to protect their own deposits. I want free money when they do it wrong

      Feel sorry for the house in the middle.

      Whilst T has the right of 'up to midnight but not over' it's pretty unreasonable to the neighbours!

        One wonders if there is some reason behind his being unreasonable......

        Two approaches...

        a) As suggested tell him bung keys back in & inspection at your leisure: I'd not invite him, but that's another matter..

        b) Thank him kindly, advise him to post keys back & then go round & see if he is there (knock on door..) @ 23:55 ... if he's there at 00:01 charge him another month's rent...

        What sort of reference did he get??

          Midnight both begins and ends the day. Midnight is a point where the previous day ends and the following day begins. It belongs to neither day.

            Having investigates, I agree. ISO 8601 states that

            If 23:59:59 is on 5th March
            24:00 on the 5th March is the same time as 00:00 on the 6th of March
            and 00:00:01 is on the 6th of March

              Am now having visions of this stroppy tenant throwing the keys back on the stroke of midnight in order to cause maximimum inconvenience; followed by a major row about whether or not he then owes a further month's rent due to failing to return them on time...

                      they have informed me they intend to move on their own terms on the final day of their tenancy. They will not agree a time for inspection, they have said they will not return keys they expect me to collect and if I wait by the phone they will tell me when they are ready , they have said likely midnight!

                      Of course they may vacate as late in the day as they like. But you're under no obligation to collect the keys immediately they vacate.

                      They have also said that they have a legal right to be at inspection and this needs to be done when convenient to them and my keys will be returned once I return deposit!
                      There is no legal right for the T to attend the check-out inspection. If the T fails to return the keys when the tenancy ends, then you may be entitled to charge them for the cost of changing the locks.

                      It sounds like the T is playing silly games. Answer my question about how the tenancy is supposedly ending - it is quite possible that the tenancy doesn't legally end on 1st March therefore the T may be technically liable for further rent.

                        You are right, I have no idea why I put the return rent part, and I didn't explain it very well did I?

                        My point was, he can't force the tenant out before the 10th.

                        If the OP agreed to sign a deed of surrender, on the condition the rent for that period was returned, would be...

                        This doesn't make sense to me. If it is just a central heating boiler, it will either be, the old, open vent type of system, or a sealed system.

                        For an open vent system, the feed pressure will be limited by the height of the header tank, and any over pressure will cause it to pump over,...
