    Yes, effectively the deal is LL agrees to release T from his liabilities on condition that he continues to be liable.

      Thanks everyone. So is this always the case in fixed terms (that you would have to be liable for your replacement during the fixed term) or is it generally only in rare cases or not very often?

          O.K thanks. I guess it depends on each individual situation. I will make sure I double check this with the landlord / agent before I sign anything.
