Tenant has screwed bits of carpet on the stairs to "protect the carpet". You can imagine the inevitable! He also has an anger problem and has punched several holes in one door on the landing. I am arranging quotes for replacement carpet but obviously they will not match the rest of the house. I will also have a new door fitted but it will not match the rest of the doors. Where do I stand? Can I replace all carpets? Can I replace all doors?

I agree with Snorkerz.
If you repair them now the T might just punch them in again. My T did this. So I put filler in the door to get rid of the rough bits around the hole. But next time this happens I think I'll just patch with a piece of wood. It'll be quicker to just screw on a patch than use filler.

Ideally, even that could be corrected by a simple letter to each tenant confirming what's changed, rather than issuing a new...-

I suggest you send her that notice by post. Basically posting it to your own address. You can post it from the post office and ask them for proof of posting (which is free) on top your postage cost.
I suggest you include the section from Shelter web site. Remind her your don't need Court...-
