New Tenanacy Contract - Any templates?

hi,

Just wondering if you guys knew where to get / or had good templates for a lettings contract.

I wish to let a property out to a working lady for 6 months. I have just completely revamped the property top to bottom, new wallpaper,paint,flooring,carpets,windows,doors,kit chen + bathroom etc.

I would like a good and thorugh contract so items like testing fire alarms, cleaning of drains, garden maintenace etc is covered.

I did not know this - thought it was standard to have an agreement in place but thanks for the clarification. Learning new things as I go along. And yes, the tenant was served notice of my name, address and bank details.

@theartfullodger The address in the S3 notice is in England.

I would engage the services of someone who knows the law to check what risk you have taken on (e.g. missing paperwork) and advise what exactly you should be doing next

Yes I have told the council everything I know about my tenant and even suggested they look at her facebook profile. She knows that because she has children they will have to offer her emergency housing but I doubt they will house her long term as she has in effect made herself voluntarily homeles...
