    Section 21 expired 8th September, 2012

I had problems with my tenants over rent arrears. i.e. they did not pay.

A section 21 notice was issued.

The tenants contacted me & we worked out a payment schedule. This was paid for one month, then Nov/Dec, again they have not paid and "gone to ground" in that I cannot get hold of them.

The section 21 notice is that still valid?

Can I go straight to Court?

If (IF!!) the S21 was valid then it will still be valid..

You may start possession order process if you are confident S21 was correct (wording, dates etc...).

Does this relate to the other thread with separated tenants?? If so does the S21 relate to previous or current tenancy??
I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Hi & thanks for reply.

No, this refers to another property. The tenancy on this one is "holding over" having expired many months ago. Section 21 A issued

When did they move in and did they pay a deposit? If so, where is it?

Do they owe the equivalent of two months' rent yet?
