you need to start managing expectations there. Dont jump into the car and make it clear it is unacceptable. Also get some app to divert him straigh to voicemail. The agent doesnt sound that good if he allows that to happen.
As we say in my language, people do as they find. He knows you worry and panic and is taking advantage of you. If you want to stay in this business, start thinking rationally and calmly. Set some rules to yourself about how you will deal with different situations and stick to that. All views posted reflect my personal opinion only and do not constitute professional advice which I am not qualified or knowledgeable enough to provide.

The L/Agent can only keeping asking not to ring.**

by LawcruncherThere are any number of things the OP can do to ensure the tenants have some degree of security and protection against rents being increased. What he does has to depend on what balance he wants to strike between the tenants and charities. Possibilities include:

by ash72I would keep both documents in sync, the NTQ and the NL1 form, that way there's no issues, since they don't ask for a Tenancy agreement. I would also start the clearing up of the possession's and box them up for the time being.
I think it's easier when you don't have a grieving relative...-

by GDLandlordDoes anyone have experience using the NL(1) form for the Public Trustee which accompanies a Notice to Quit on the Death of a Tenant please? This is used when a tenant dies interstate and has no personal representatives, or a will and no executors.

by ash72Always rely on your instincts, if it doesn't sound good, walk away, the property may be on the market slightly longer, but better that then the headache of evicting someone. 1. I do pre-screening interview, 2. I meet the person who will be living there, if they don't want to I reject them 3. if any...
