    Pre Viewing Questions

    Hi,

    Any assistance would be appreciated. I would like to know what landlords are asking prior to arranging a viewing. I want to ensure I don't waste my time or the prospective tenants.

    Have a wee chat:

    Who are they (just that bloke or his 3 sisters, their blokes & 6 children under 5 as well)??

    What do they do (do they have a job, are they students & will mummy/daddy be guarantor)??

    Why are they looking for somewhere??

    You form a view of how bonkers they are: I had one guy 'phone up from 300miles away offering to take the place, unseen, send me the money immediately, no job....... nope, sounded too keen, bad feeling, bonkers...

    & you take it from there....

    Clearly statutory discrimination (age, gender, race etc..) not allowed but you ARE allowed to discriminate in favour of tenants you consider likely to look after the place & pay you in full & on time...

    I've yet to get this process right, mind...
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      I used to think I'd got it right until I allowed our current tenants in. They had me completely fooled.

        Have you also got your answers ready for any questions they may ask you, such as:

        How long have you owned the property?
        Have you got consent to let or a BTL mortgage?
        Why did you last tenants leave?
        How long have you been marketing it? Had any other viewings?
        Is there any flexibility on the rent?
        How much deposit will you require?
        Are you familiar with Deposit Protection requirements?
        Can you show us a current EPC?
        Do you have a valid GSC?
        What are the neighbours like?
        Do you accept pets/smokers/benefit tenants?
        Are you planning a full credit check? How much will you charge us for this?
        Can you give us a Tenancy Application form?
        Do you have a draft tenancy agreement we could look through?
        Do you want a holding deposit? Can we have a receipt for that please?


        If you have all your ducks in a row for the viewing, you come across as far more efficient and organised, and give confidence to tenants that you know what you are doing!

          Some tenants look for landlords who don't know what they are doing.....

            Agreed, but lets give OP the benefit of the doubt that they do, or have atleast done enough prep to convince the viewers, so not be done over by pro tenants!
