    Need input from Landlords!

    I am working on a project for my graduate degree, and would love some input from landlords to help with research.

    Here are some questions that I have and would appreciate your take on:

    1. What motivates you to use or not use a rental agency?
    2. If you do not use an agency, what services would make you want to use one?
    3. Do you use a smartphone? If yes, what kind? Would you use an app that made the rental process easier?
    4. Do you use social media? (Facebook, Twitter, etc.)

    1. I only use an agency for a property I am unable to oversee personally.

    2. Most agencies have their own T&C's, if I don't like those then I don't use them. (They need to offer the services I want, not those they think I should have)

    3. No. What's an 'app'.......application...appointment?

    And a word, if you're going to ask strangers for answers to questions for research or whatever, then make those questions sound sensible, yours don't.

      Thank you for your response, and I am sorry if I was unclear!

      Yes, by app, I mean application on a smart phone.

      Essentially this is a marketing project for a new rental agency, but for confidentiality's sake, I did not want to get too specific. I understand that this may have made my questions a bit difficult to understand, so my apologies! As landlords are the target market for this project, I am hoping to learn a what motivates you to choose or not choose an agency, and the best platforms to communicate with you on. Hopefully that helps clarify!

        1. I use an agency to line up only suitable tenants to my specific instructions - no DSS, must be 2 people both working with companies that can be checked, no pets and no smokers. I see the ones that qualify and do the rest.

        3. I use a Sony Experia S - takes lovely photos does email and have never used an app knowingly.

          Which one is the lie please, or did I misunderstand you??
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

            Welcome to the forum.

            1) Dont use an agent as prefectly comfortable doing it myself and they clearly dont have as much to lose by picking a dodgy Tenant so their motivation to find a 'good' tenant is less than mine.

            2) I'm unlikely to be converted unless the rates are extremely reasonable, I trust them and they have something )money I guess) to lose when things go wrong.

            3) I have an iPhone and use it for emails/call/txt and managing my time. Not sure any one app could replace that but I'd be interested in looking at something that claimed too...

                  Competence and respect for law (many don't respect ..), fee structure & amount (I do use an agency)

                  I have 3 properties I self-manage: Will use an agency for them when fees become sensible. I also use an agency to advertise my properties onto Rightmove, Zoopla, Gumtree etc etc etc (£99 flat fee...)

                  - Android, natch (why pay the Steve tax??). Yes, it may come to that: other than Shelter Scotland's inventory app (which I don't use..

                  - iPhone only... ) I've yet to see an app that looks like I can trust it & would save me time.Obviously I use 'phone, camera, TXT, email, t'InterWeb lookup already but not any specialised app

                  - Yes: I follow stuff on twitter (not lettings related) but do not tweet & have found Facebook, Bebo etc surprisingly useful in tracking down "old friends" of tenants who unaccountably left owing me funds...

                      1. I use an agency only to get the listing onto the main portals. But on a set price deal like UPad, not a local agent. I think tenants also like their first contact to be a little professional, and I do think in London I get better tenants when the property is listed on the main portals.
                      2. I'd use an agency if they took responsibility for the property, and were not just a postbox to you as the LL. And charged a lot less, and didn't take the full tenant finding commission in the first month. I believe the LA should share more of the risk. But... that's probably uneconomic, which is why I do it myself!
                      3. Yes. Now you mention it, a good inventory app would be brilliant. Where you could take dated photos, upload them, and have the tenant agree the condition with notes and photos all online and dated. I'd also like a way to vertify delivery of important documents, such as prescribed info, and S21s - but I suspect the law has to catch up on that first.
                      4. Yep, but not for lettings. I tried to advertise on facebook and had zero response.

                        You need to distinguish between full management and tenant find.

                        1 - If I need to and it is a good agent

                        2 - I only use tenant find, except where management is intensive - HMOs and student. Ideally I would have enough properties to employ my own agent and control the service.

                        3 - No Smartphone recently, though I used to use Nokia Communicators a decade ago. I might use an app, but only if I knew where the data went. For example, I would not trust the Shelter inventory app.

                        As a former Internet Professional, and not being a fool, I don't give data away willy-nilly - photos online, real birthdays to Facebook and so on.

                        4 - Have done for political blogging; wouldn't for rentals unless I had a reason. The best markets to me seem to be local.

                            2. If they could do things which I can't, or did things reliably and cheaply.

                            3. No smartphone.
