hello, When filling out the prescribed information to give to the tenant is there also a certificate issued from the DPS to give to the tenant? Also is there a template/letter for my tenant to sign to say that she is the only provider of the deposit?

If you are using the DPS, then you need to complete the prescribed info template (download from this link), and also provide a copy of the DPS' terms and conditions (here).
The tenant must be given the opportunity to sign, but her signature is not essential. From the LL's POV, it's more important to obtain evidence that you've given all of the info. So either take a witness to hand delivery, or send with a free certificate of posting, and keep a copy of everything you sent.

by Dylan2022Hello everyone,
I am terribly worried. I was hoping you could help me.
I have given my tenant notice under section 21 because I need the property to live in. The notice period comes to an end in a few days and the tenant has informed me she cannot leave as she has not found...-

Reply to Can I serve Section 21 Notice?by Rubz2009Final question from me, again appreciate the advise. Can someone explain the difference between grounds 8 and ground 10. My tenant is 3 months overdue on rent so i know ground 8 applies. I will be using ground 11 also for consistent late payments. Does ground 10 apply to me?

by Rubz2009Hi was hoping for some advise.
I have tentants in my property on a AST agreement which started in 2013 and has been rolling to date. Tenants are behind on their rent by a couple of months (during covid times which they believe they still do not need to pay) and also always late on monthly payments...-

Reply to letting agent or do it yourself?by blueashI use an agent (several properties) and pay 8% for "enhanced management" - basically I don't have to do anything apart from approve repairs over £200. I suppose if you had just one property you could cope but I think the agents are worth paying for.
I did have a bad experience...-

by BIGGYBIBIGHi guys,
Do you guys turn your properties over to letting agents to manage for you?
If so what are we talking in terms of fees around 10%?
Are letting agents trustworthy, i have heard many horror stories?
If you were to do it yourself without using a letting agent

by artinI had similar 15 years ago, police were after a tenant already left and had new tenants. They broke the back door, they sent their own repairer, changed the door and paint, they paid for everything. It's best to ask police to authorise before doing the works.

by VictoriaHPolice broke down my main door to get to a tenant of mine.
Are the police liable for such damage?
Can I send them a bill for fixing/ replacing my door?
What's the normal practice for such damages?-

Reply to letting agent or do it yourself?by artinI use estate agents one with several branches, don't use one man/branch agents, I get better tenants than advertising myself, agent will ask for all compliance certificates required, collect rent on my behalf, help and mediate if any issues.
I lose 9% + VAT in agent fees for finding tenant and...-
