    2 months rent in advance

    Hi i take 2 months rent in advance on my tenancy agreement and clearly
    state that the last month is free,does this breach the new rules that came into force in April as it is not a deposit?

        I never understand why people bother with these attempted loopholes (which usually fail). Doing it properly really is no headache.

          I assume OP wants to avoid tenant leaving without paying last month's rent, but then by doing this, they do not have any deposit to cover losses or damage at the end of the tenancy, so its swings and roundabouts really!

              Does it really state that?
              If it does in a 6 month tenancy no rent would be due in months 5 and 6.
