    He has not mentioned anything about repairs just yet. He said he could not afford the rent? But he would be able to pay all arrears back at the end of this month. I don't believe any of his reassurances at this stage. I want him out.

      Wanting him out means making sure EVERYTHING to do with s8 or s21 notices is correct - wording, dates, service, proof , deposit handling. I doubt you will get s8.

      In your shoes I would serve s21 as well, go see plod with your solicitor & worry. Harassment & illegal eviction can, quite rightly, be treated very harshly by the courts (eg Prison). Behave impeccably from now on. Realise your tenant or his legal adviser may be reading this thread.

        You have confirmed deposit is protected, but not whether you provided the PI to the tenant within 30 days of deposit receipt. If you are going the serve a valid S21, this is vital, as non-compliance with FULL protection requirements, means any S21 will be on dogdy ground too.

        So, did you serve tenant with PI and T&Cs from the scheme you used, and do you have proof you did this?
