    My 2p: You are bound by the terms of your agreement but the 'extra notification' terms are not binding. Discuss that with the landlady and say that you will either stay the fixed term but have no obligation to notify her of anything or ,if that is not satisfactory to her, offer to surrender the tenancy.

    The fixed term isnt too much of an issue if neither of you want the tenancy
