    Housing association not doing repairs on property

    Hi every one, really need some advice! I've been living in my rented property now for 7 years. I've always had a problem with my housing association following out repairs so a lot of the time I've just given up pestering them as its gotten me no where, however, about 3 months ago I had my yearly inspection done and the man who came round did something to the locks on my kitchen windows and now they won't shut there is always about an inch gap between the catch and and the window! Very drafty! He also took the lock out of my inner second front door which leads onto a balcony area and then I have a main front door so the property is safe but the door doesn't stay shut! So I have a draft blasting through both sides of my flat I used £80 on gas last month alone and my 4 year old daughter has had a cold now for 7 weeks! I have rang the housing association 5 times now and sent them an email, every time I speak to them they say that somebody will call me back to arrange a date for the repairs to be done but I neer hear anything back from them! I am at my wits end now and don't know what to do! Any advice will be greatly appreciated! I am in the uk by the way

    Don't ring, write, is my initial advice.
    Send it from a Post Office, and get proof of posting.

    Request a response in writing.
    Allow tenants to protect their own deposits. I want free money when they do it wrong

      As the saint says.. always (no ALWAYS!!!) confirm conversations with your landlord in writing, keep a copy... {they've got terrible memories.. aye, right...)

      If you don't get a sensible response from HA within (say..) 7 days {& maybe give them a deadline..} contact local council "environmental health" department & ask for an inspection...

      Sadly some HAs are terrible landlords.. (as are some councils..) hopefully in this case it is simply an admin c**k up...

      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        I am not sure if they will inspect a HA property. They certainly don't inspect their own.

          Both are possible if rare... HHSRS applies to all property - including owner-occupier!!

            Environmental health are actually really good in my area I've had them out a couple of times before for damp problems so ill get all this put in Writing and then if that fails EH I will go *sigh* so annoying

              Hello Kirstt,

              Not much help for you at the moment but from October 2013, it is intended that Housing Association tenants (and all social tenants) will receive rent payments direct.

              So, in theory, if your landlord doesn't carry out repairs, you will be able to carry out the repairs yourself and pay for it out of the rent- provided you follow the disrepair protocol. Just like with a private landlord.

              Unlikely that many tenants will carry it out but the threat of it might make them get their finger out a bit.

              Social landlords are really squealing right now to keep direct payments to them and so it might never happen.

              The main reason for the squealing is that a minority of tenants will undoubtedly spend the rent money on fags, booze, weed etc (and God forbid, feeding their children). Perhaps they have a point, although an unintended consequence of this will be to force the rogue* social landlords to do their jobs properly.

              Maybe a bit of light at the end of the tunnel.


              *The majority of good RSL's will have nothing to fear (as the saying goes).

                I agree with one of the other posts, Company A should have sorted the whole job, it sounds like a 10 mins job with maybe a collar for the pipework being tightened up and then some basthroom sealant ...........you are right.......... just under a ' monkey'' (Arthur Daley speak) for what is a simple pipe...

                We have a London flat managed by an agent (full management service).

                My husband and I were abroad, and got a call from the council saying the property was leaking sewage into the flat below. We contacted our agent immediately who sent someone around the same day (Company A).

                What does your agreement (or terms & conditions sent) with this say about such queries, please? I'd start there first & then probably their complaints process (if they have one)

                Is this the lettings agent on the block (of flats) management agent please?

                The pipework was found to be sound. I think Company A were there as an emergency "see if it's sewage and shut off the water if necessary". They said it was a pipework problem and a sealant problem. Company B carried out a full audit on the pipes and found it was only a sealant problem....

                The letting agent engaged all of them. We gave them an instruction to fix whatever the problem was after the notification from the council there was a problem - we pay for a full management service.

                I doubt the agency will give us money back because they've paid it out directly to the contractor,...

                In November 1979 BoE base rate hit 17% under Thatcher's government. My building society was kind by only raising their rates to 15%.....

                IMHO rates will continue to rise. Sorry.

                What you are proposing would breach your mortgage terms and possibly result in place being repo'd....
