    newspaper threats for pest control issues

    Hi there

    I've had some issues with pest control at my property

    The pest control team i had has treated it twice

    The tenant has informed the local newspaper and they called saying they are going to release an article on us

    What legal action am i entitled to take on them if they release it?

    I have the proof of pest control treatment and a third treatment is pencilled in this week

    All thoughts are welcome


    Is the infestation due to structural disrepair?

    Did the infestation occur just after the tenancy started?

    If the answer is no, and no, then you're probably not liable for treating the infestation.


      Must be a very slow week for a local paper to print a story like that
      My advice is not based on formal legal training but experience gained in 20+ years in the letting industry.

          Don't even think about bringing a claim for defamation or libel or whatever. Even if you have a case to claim you could easily end up with legal fees in excess of whatever award you might get. It's not the answer.

          The point is that, by the sound of it, you're not legally obliged to sort out the tenant's pest infestation mid-tenancy, in the absence of any structural disrepair. See so, if the tenant is being unreasonable and aggressively threatening to 'expose' you, then frankly I'd tell them to s*d off.

            Liable for what?
            Allow tenants to protect their own deposits. I want free money when they do it wrong
