    Tenant seems to have vanished

    Hello

    I have a HMO property which I rent to individual tenants per room. One of the girls seems to have just left and gone back home abroad. Her monthly rent was due on 1st October. Her clothes and such are gone except for a few ornaments(lamp etc). She also left the keys in the door. Can I look for another tenant straight away or is there due process even in these situations to avoid a comeback from the tenant (claiming they went on holiday or something).

    Normally you should make the property secure and place abandonment notices on it.

      Have you no contact details at all for this tenant? Was she a student?

      How did you find her (i.e. through an agency, or what?)

        Its just one room that was hers, the other individual tenants (separate tenancy agreements) are there. Yes my agent found the girl. He has sent out an email to her to see if she has abandoned the property. If she says yes then fine Ill just recover her deposit and find someone else. If she doesn't how long do I have to wait before i can get someone else in?

          Does your tenancy agreement state anything about abandonment?

          Either way, when I am 99% sure they have gone, I get the property cleaned and let out asap.
          Allow tenants to protect their own deposits. I want free money when they do it wrong

            I will have to read the tenancy agreement properly. I have a copy from the agent.

              If your agent found her he should have more than just an email address for her. He should have a 'home' (i.e. parental) address, name and number for next of kin, a university department or work number,plus a mobile phone number for the girl herself.
