    Should i get things added to the agreement??

    Hi, as i have mentioned before, i'm moving later this month/early next month, just another quick question....

    The owner of the property was present when we had both viewings prior to agreeing to let the property, at the viewings she said that if we didnt like the decor we were free to change it to what we like, and also that we can use both the open fires, and that i can carry out groundworks to level off the lawn so its safer for our daughter to play on.

    We may never use the open fires, or change the decor, except maybe to paint our daughters room pink!!

    Should i get the points she made written into the tennancy agreement??
    I beleive that the franchised agency she is using will have the standard shorthold tennancy agreement they use for everyone, just change the date and charge you up..

    Also who's responsibility is it to clean the chimney, that is a good question i'm sure someone will know the answers!!!

    Should I get the points she made written into the tennancy agreement?? I would recommend this, but if you can get a letter in advance from the landlord agreeing to this then that should do in the event of a dispute
    I believe that the franchised agency she is using will have the standard shorthold tennancy agreement No such thing - they're all different they use for everyone, just change the date and charge you up. All ASTs should be tailored to the requirements of landlord & tenant as per the aforementioned alteration concerning decoration etc.

    Also whose responsibility is it to clean the chimney, that is a good question i'm sure someone will know the answers!!! Chimneys should be swept before you take up occupation (ask for written evidence) but normally there will be a clause within the AST to state whose responsibility it is thereafter (usually the tenant's).
