    Newbie Council Tax Question

    Hi,

    I am looking to rent out my current property which I currently live in on my own. The agency I have spoke to say I will continue to pay the council tax and water rates when my tenents move in. My questions are....

    1. Is that normal to carry on paying for these?
    2. If I still have to pay council tax do I need to inform the authorities?

    Please clarify whether you intend to stay living in the property after you get your tenants in - it's not clear, and makes a difference!

      Good point, the tenents would be the only people in the flat.

        Well then there's no reason why you should be paying the council tax or water - both should be in the tenant's name, and he will be responsible for paying them not you. You don't want to end up being responsible - for a start, if the worst happens and you tenant does a bunk, then you'll end up losing out even more than just the rent; you'll be paying council tax and water too.

        Sounds like you need to find a decent agent (go for one accredited to one of the national associations, like ARLA).
