    Do electrical appliances you provide to the tenant, have to be pat tested by law, before you let a property.

    No they don't.
    Allow tenants to protect their own deposits. I want free money when they do it wrong

      Agreed; but just to point out that as landlord you are still responsible for the electrical safety of any such appliances, and Portable Appliance Testing is the only way you can be sure to cover yourself legally (never mind ensuring the tenant's safety)
