    Checking if AST is valid

    Hi

    If a tenancy is an AST but the middle names of the tenants and landlord are missing, is this an issue?

    Also, if an AST is a normal 6 month tenancy but on the signautire page it reads: "Signed and executed as a Deed", does this invalidate the AST? Deeds are for over 3 years and must be witnessed?

    No, so long as it is easy to identify who the individuals are.

    Tenancies over 3 years have to be a deed, but tenancies under 3 years can be a deed. As it hapens, this one hasn't been 'executed as a deed' (no matter what it says) if the signatures haven't been witnessed. It doesn't affect it's validity showing the terms agreed for the tenancy.

      Sloppy, but would I think it would stand up in court.

      ASTs don't have to be written less than 3 years anyway.

      Are you tenant, landlord, agent? Do you out??

      Can't see middle names missing matters much. Assuming rent paid & accepted should be going.
      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
