  • Does a S21 Notice Expire?

Just a quick one. Would a correctly completed S21 notice issued back in August 2004 for possession October 2004, still be usable now for an Accelerated Possession?

As far as i'm aware they don't expire once issued but I know somebody here will know for sure....

    Thanks in advance.

This very question has been covered quite extensively on this forum. I'd run a search if I was you, you'll find all you need to know.
My advice is not based on formal legal training but experience gained in 20+ years in the letting industry.

Is there a simple yes or no answer to this question? I would also be interested in the answer.

No, but for the full story, run the search engine!

        P.P.

if I was you, oaktree ...

I would try to be a little more subjunctive.

And the answer to jghomer's question is that S21s do not expire.

....but with time there is a degradation in their efficacy.

not so much a degradation in their efficacy per se as a putative decrement in their viability
