    Maybe I'm naive but would they really do that? Agree verbally and then go back on it?

    Is anyone that unprofessional? I might start my own letting agency, one that doesnt charge ridiculous
    fees for referencing which they do electronically for virtually nothing and one that gives a sh**!!

      Yes: You require no qualifications, no regulation, no exams, no oversight, no training, no criminal records check to become a letting agent: ANYONE (no, really, anyone..) can be up 'n running as a letting agent within 1 hour

      Labour was bringing in regulation of agents: Dave decided against it.. as the Americans say, go figure...
      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        Ha ha- this made me laugh!! Regulation is seriously needed.

        Anyway- victory is mine!! Just had office manager on and he apologised for the mistake and said that I was right. I know have the pro rata figure and he's going to confirm in writing although he says the
        letter I have will be sufficient- I'm not taking any chances.

        Only downside I have now wasted my afternoon sorting this and I'm sure they will look extra hard for issues when checking me out!!
