Selling a property with sit in tenants

Hi

Can anyone walk me through the rights of the tenant if I am trying to sell a property that they are currently occupying.

I do not want them to be evicted but I have never tried this before. I issued them with a 6 month AST in January.

Any info on the matter will help!

The tenant's rights will not change if you sell the property; the current tenancy contract would remain in place. The new owner would simply step into your shoes as the landlord.

Westminster is totally correct, but it is worth bearing in mind that the tenant has no obligation to help you sell the place (visits etc) unless the contract specifically states so. Even if it does, you may require a court order to enforce that right. See the sticky "A landlords right of access".
