    Withholding labour costs from a deposit.

    Hi everyone,
    I'm in need of some deposit advice.
    If i clean/repair damages caused by my lodger, am i able to deduct the cost of my time from his deposit? If so, am i able to charge my regular working rate?

    IMO NO. You can charge for reqd materials and perhaps a low (£5) hourly rate for time actually taken, but a Barrister cannot charge his prof rate of £300/hr for gluing a chair leg. You could poss pay for qual trademan to undertake the work and claim that against deposit.

      Can I confirm you have a lodger that lives/lived with you in your house?
      Allow tenants to protect their own deposits. I want free money when they do it wrong
