    Proposed rent increase (x 3 !)

    My wife runs a Nursery School within the local hospital grounds (a large room within the social club). The school rents the premises from the local health authority. The local health authority is in financial difficulties and is proposing to treble the rent from £4k to £12k. There is no written agreement between the two parties, but the nursery school has been there for at least 20 years.

    The health authority has drawn up a new lease and they are asking for this to be signed and for agreement to the new level of rent. It is believed that the social club which is run separately from the hospital is in a similar situation.

    Can anyone advise what rights the Nursery School has, for example, what notice is required to increase the rent, and are there any limits with regard to rent increases ? Any other useful information would be welcome - thank you in advance.

    May I suggest that a better place for this thread is the Commercial Property Questions forum.

    If you read the Commercial Property Questions forum you will see that commercial tenancies are all about negotiation. Negotiations are backed up by reports from the contracting parties' surveyors. It is up to the contracting parties to come to a satisfactory deal.
