    Why go for residential lets and not Commercial?

    Hi,

    I'm was just curious,

    Why do investors go for residential lets and all the tenant problems that go with it,and not commercial/industrial which are hassel free?

    Have you ever watched how long voids appear to be on many commercial lets?

      The void issue can apply to any class of property investment, its all about location,location,location.

      With commerciall you have much more secure agreements of min 5 year lease.
      If its an estabilshed buisness,then void times/re-newals should not be a problem.

      However, I have noted that they are very expensive especially good freeholds.

        You are right 'Wickerman', it all sounds very complex.

        I'm just investigating other avenues of property investment with out all the hassels of residentail lets.

        Like some People I know have done without specialist knowledge and now own a chain of freehold retail properties.

        However, I will seek more info on the commercial forum of this site.

          Main reason for residential: you don't need a surveyor.
          In commercial let, T likely to request consents to this & that. If you don't have a surveyor, experienced T will have its own surveyor run rings around you.

            I have also issued Third Party Debt Order which was successful.

            But the ex T. still owes me money and more claims are to be issued .

            Thanks to Thatcher's 1988 Housing Act a tenancy continues, monthly periodic, if tenant remains in occupation.

            Unless evicting tenants through court prior you / agent cannot (legally impossible to) prevent this.

            I beg to differ. From experience it was slum landlords not sorting out the property by means of fixing penetrating damp along with missing roof tiles for years. Black mould covering a whole wall, damaged stairs that was just clipped back together under the stair case along with collapsing kitchen ceiling...

            This is why I think the current letting agents are not very good! All I asked the letting agents was to make sure the tenancy ends on the last day as per the contract and not to extend it....
