Turning AST into periodic tenancy

6month AST due to end. S21 notice served in plenty of time. However, tenant is happy and would like to stay. I'm happy for the ast to become a periodic tenancy.

Do I have to do anything to convert the AST (which expires soon anyway)into a periodic tenancy?? And do I have to formally revoke the s21 notice? And am I right in thinking the periodic tenancy would continue on the same terms as the AST currently in existance?

You don't need to do anything. The tenancy automatically becoes peiodic if not replaced by another signed tenancy agreement. You can revoke the Section 21 if you want to but you can just leave it and take no action. (Tin hats on!!)

You do not need to do anything once the fixed term has ended for the tenancy to become statutory periodic.

Just be aware that due to the fact you have served an s21 notice seeking possession, theoretically your tenants could hand their keys back tomorrow without any further word.

Basically, say and do nothing.
