  • how do you find a private landlord

    I have been searching for one since being advised to leave our current property due to severe structural problems and other related issues, our current letting agent has been less then helpful and we are quite frankly put off of using a letting agent again. Is there somewhere where we could search for landlords etc in the bracknell/wokingham/reading areas?
    starting to think private landlords on thier own do not exsist

    There is no 'easy' way to track down landlords - that's wy people go through agencies, where they will find properties from dozens of different landlords.

    The local paper is probably your most fruitful source, though you could also ask frends and relatives to keep an eye on 'shop window' adverts and signs in the windows of properties to let.

        OH's sister has just let her house in Wokingham.

        Local free-ad papers, Gumtree (offered and wanted), Supermarket adverts all worth a look. However, make sure you understand your rights and obligations if you 'go private'. You don't want to be posting here about a 'problem landlord'!
        There is always scope for misinterpretation.

        If my posts can be interpreted in two ways, one that makes you feel angry and one that doesn't, I meant the latter.

        Everyday is an opportunity to learn something new.

          If you rent your current home & it is not habitable then the landlord may have to find or pay for other accomodation.

          Or local council may have a duty to rehouse you
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

            Firstly, as mentioned above, if the house is unsafe or uninhabitable, then it is down to the LL to re-house you, either temporarily whilst work is done to rectify the property, or permanently, meeting some of your relocation costs. If the structural problems are that serious, have you approached Environmental Health to report it? They will enforce repairs and if they deem the property unsafe, will make the LL rehouse you.

            However, whilst I agree letting agents do have their failings, they are only acting on behalf of the LL. LL would usually need to authorise work and agree costs, so blaming the letting agent for the lack of action here might not be fair. What makes you feel that a private LL would be any more likley to attend to repairs and maintenance any quicker?

              We are recieving so many conflict reports from the property managment team, at first we get told the LL wants us to stay then we get told the LL has been talking to the lettings manager (who I feel shouldnt be involved as surely his part in it has ended) and we are now in the process of being asked to leave. I have tried ringing various places to get advice and I so do not know where I stand or what my options are. From looking at my other posts this house has been nothing but problems , so I suppose moving out is probably the better option but I am at a loss as to what to do, where to go etc
              Mentally I dont feel strong enough to move, but I suppose that is besides the point when there are structural issues involved (Which we still dont exactly know what they are .. despite asking)
              It just all seems so unfair and I wish I had a fairy godmother to make all these problems disappear.

                Have you spoken to the Tenancy Relations Officer at the local council? Their job is to help in situations just like this.

                They may work under different title - but if you get through to the housing department they should know who you need.

                  Didnt even think of that! Im all new to this house renting m'larky seems I have landed myself with a right doozy
                  Just so hard to know who to talk to or what advice to actually take.

                    I have no idea if this is realistic, but might it be worth asking LAs if they have properties to rent which will be self managed by the LLs?
