    heating advice

    Hi I am new to being a landlord. I am buying an ex local authority two bed flat but whilst refubishing I want to change the very old storage heating system. As I don't want any new tenants to leave because of the expensive heating, can anybody tell me which electric heating system or storage heaters are the most efficient?

    Where you live would be determined on the facts of your particular case.
    As you wouldn't be living there, it wouldn't pass.

    You need to actually be living there. Your proposal also creates an HMO, whether or not you reserve a room for yourself. You'd better check local licensing conditions before you decide....

    I assume from your question that you would like to have them on a lodgers agreement so you could evict them with a moments notice.

    To answer this quickly, from the details you gave above, you would create an AST even if you used the lodger paperwork. By you not living there, you remove...

    Just had tenants move out of a property after 2 years. Always paid on time, perfectly pleasant young family who have now bought their own home BUT:

    House was grimy - looks like they didn't clean properly in 2 years rather than anything overtly unpleasant
