Just bear in mind that the mere fact that the contract (i.e the paper) is lost does not mean the contract (i.e the agreement) is no longer in force.

It makes no difference whatsoever. With an eviction it is you who will be relying on the tenancy agreement, not the tenant.
If this is the same tenant http://www.landlordzone.co.uk/forums...579#post351579 it would be better if you kept all the questions in one thread, as that way reponders have access to all the info.

by fpyardsI moved out of a flat a few days ago. While I was in the flat there was a leak due to a punctured pipe in a wall cavity that the landlord is claiming a deduction from our deposit for repairing.
The total cost being claimed is £492.50 for the plumber's work and £180 to repair the wall....-
