    We want to say a big thank you to the following,
    theartfullodger, JKO, Snorkerz, westminster, Ericthelobster, jjlandlord, Petetong, ram, Lawcruncher, islandgirl,jta, and mindthegap, there are probably others so please accept our appoligies if we have missed you.

    Yesterday we were successful at court in securing a judgement against an ex T for rent arrears, we also asked to be awarded the deposit but the judge said although he could see by the photos we supplied that the flat was in a bit of a state we unfortunately could not prove that teh carpets etc were not in that state when we let the property because there was no inventory (our fault).

    The ex T is now unemployedso the judge asked her what she could afford to pay, £5 was reply, we said we could well be dead before she finished paying her arrears, the judge studied his figuresand said she had to pay £10/month, starting next week, and if she missed a payment the full amount would become payable!

    He also said we could apply to the court after 3 months when she gets another job to increase her payments, he told her it would be in her best interests to contact us when she gets a job to volunteer to increase her payments!

    So now she has a County Court Judgement against her name, has to pay her rent arrears ad also our court costs.

    She has lied,accused us of harassment and made our lives hell for months.

    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
