    fast track section 21, judgement and order to vacate by 20th December, when do you instruct bailiff?

      You can complete form EX325 and send with your fee (£110) once 20th December has passed. There is an unofficial amnesty on bailiff evictions until early January but it is unlikely to affect you as the Xmas break will delay the issue of the bailiff order anyway.

        Bailiff arrives and you have a costs
        Order can the bailiff take goods to the
        Value as well as evicting!

          No, the ex325 is for possession only.

          Each option costs £100 but that is added onto how much the tenant owes you.
