    Your world falls apart when you loose your home and it angers you.
    Undedrstandable.One reason Shelter advise Ts to regard rent as a priority payment.
    A rent of £550 pcm equateds to about £18/day. I doubt you could find a single room in a boarding house/hotel in locality for that price.
    s21 service gave you min 2 months, poss upto 5 months to find suitable alternative accom.
    Whilst property is your 'home' with exclusive right to occupy during T, I suggest it remains the LLs asset and owned by LL (with stat libilities).
    By witholding rent, without due process,you became a debtor, subject to wider legislation. An AST may be a Contract, but rel legislation has extended it beyond just Contract Law.
    If Google suggested sites more amenable to Ts, why did you post here? If you review the site, I think you will find our advice to Ts & LLs is even-handed, based on the facts as reported.

      Via Section 21,i have recently been granted a possession order for my property to happen in middle Jan 2021. The tenants are claiming housing benefit and they owe rent arrears and monies just under £7000 - I have applied for MCOL and now currently waiting to request judgement...

      Even if you are an AST "tenant", you are tenant of Sarah, not a tenant of Sarah's landlord. If Sarah ceases to be a tenant that does not make you a tenant of Sarah's landlord (nor does any deposit you paid to Sarah have anything to do with Sarah's landlord).

      There's not normally an issue with the gas certificate timing other than the very first one.
      That said email is not how you give people documents like that, unless the tenant has agreed to be served them by email.
