The management company of the building in which I own a flat are carrying out major reworks in the communal areas. How much of a rebate should I offer my tenant? Are there any guidelines to ensure I offer a fair amount?
How much of a rebate should I offer tenant whilst communal areas are redecorated?

Surely the contractors are required to keep the communal areas "clean" therefore unless you have very draughty doors I suggest that the amount of "extra" dust arriving in the flat will be minimal. Given noise etc; given that most contractors do not start until nine and finish by four (twelve oclock on fridays)I do not see that there is an issue. Certainly in your position I would merely inform the tenant of the schedule of works and let them get on with it. Certainly would not be sending in cleaners!!!!
Well thats my view!!!!

There is a difference between 're-decorating' (your thread title) and a 'major re-work' (your #1) involving lots of dust, noise, etc.
Please clarify exactly what is being done and how long it is likely to take.'Pause you who read this, and think for a moment of the long chain of iron or gold, of thorns or flowers, that would never have bound you, but for the formation fo the first link on one memorable day'. for the disturbance.
If the answer is "nothing", then that is what you as a landlord offer to your
tenants,, absolutely nothing.
Want a nice place to live in ? then you put up with the repairs that
MAKE it a nice place to live in.

by Rubz2009Hi was hoping for some advise.
I have tentants in my property on a AST agreement which started in 2013 and has been rolling to date. Tenants are behind on their rent by a couple of months (during covid times which they believe they still do not need to pay) and also always late on monthly payments...-

by DoricPixieFrom the combined threads it certainly sounds as if you have an AST. I will add the caveat that I am not a lawyer though.
He imposed the rent increase by emailing you which only works if the tenant with an AST agrees to the increase which you clearly have not. Had he issued a Section 13...-

by CarlyI have a dodgy LL who issues Licences to occupy instead of tenancies. He knows he's on dodgy ground and has failed to get possession against a previous person because of it. He wants me out on a no fault basis (has called me a professional tenant for daring to get him to supply hot water and other things)!...

Reply to Dps depositby DoricPixieWhen you protected the deposit you should have issued the prescribed notice to the tenants, did you do that?...

by DoricPixieI do but as I don’t own a car in the UK the only thing the DVLA has ever posted to me was my driving licence when I renewed it last year. I then had the virtual post box physically post the licence to me parents’ house so I could collect it when I was back for Christmas.
This perhaps...-

by Trooper149Hey guys
Small one here in case anyone has had experience with this. About to purchase a place and want it to serve a few roles:

Reply to Can I serve Section 21 Notice?by Rubz2009Thanks ash72, that gives some reassurance and understood that I would need to get possession from court for tenants to actually leave (if they don't willingly). I have 2 more final questions if you or anyone can kindly advise on.
1. The tenant's do not and have not understood the difference...-
