  • S21 notes required??

    I'm filling one of these in which i found on this site

    Are the notes in the bottom within the box necessary?

    Could i delete this and send it off?

    They are not required by the statute.

      Is it periodic or fixed? You have to make sure you get everything right (dates, periods etc..) or you will lose out if you goto court or miss the serve date.

        Check out xxx - they sell s21's all legally fully completed and court ready for just £9.99.

        Or there is xxx which costs more but covers more than calendar monthly ASTs, or any of the other sites out there.

          Oh I just looked up Section 21 here and it says
          "It is notices served after the fixed term has come to an end when the tenancy becomes periodic where it all appears to be going horribly wrong.

          Section 21 Notices to Quit - Fixed Term and Periodic Tenancy Notices

          Section 21(1)b and Section 21(4)a

          The Chairman of the London Association of District Judges says 7 out of 10 of these notices are being thrown out of court because they are wrong.

          This of course is very frustrating (and expensive if rent is owning) for landlords / agents as the whole process must then be started again giving a minimum 2 months' notice, which in practice may be nearer three months needed to comply with the exact dates."
          I have pervoiusly read stuff on the web from experianced landlords like mybadapple etc.. say its just not worth the risk of losing hundreds and hundreds of pounds if a mistake is made, and just use one of the many services out there for just a few quid. Where does it calculate all the stuff needed on LLZ?

            It is not unknown for solicitors to get a S21 notice wrong several times on one case.

            If I needed to know exact dates I know who I would ask and that would be on this forum and

              I will have to post more apparently before I can click to download them. All I can say in my limited experiance (not even a yr), anything to do with property is a legal minefield that comes from buying to selling to tenants etc... esp. where tenants are concerned.

                The document area of LLZ is not the same login server as the forum and you will need to re-register tony.

                Honestly though, I would rather trust the smart bods here than a £10 outfit or even solictor (unless specialised in housing law).
