    Stolen Fence Panels

    I met my tenants this tuesday morning to collect the keys at end of tenancy.

    When i arrived i noted that they had already gone.

    Unknown to me the tenants had moved out on the previous Sunday.

    In the interim, someone has stolen all the fence panels at the back of the property, which will not be covered by insurance.

    Is my ex-tenant responsible?

      Have you reported theft to police & insurers & got crime reference number from plod???

      Do you have agreed inventory and/or photos showing fence panels at start of tenancy??

      Is fence "yours" or "neighbours "??
      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        fences are not covered by the insurance.

        yes there is an agreed inventory / photos

        fence does belong to the property

        matter has been reported to the police & crime no. given.

        can i invoice my ex-tenants?

          If the tenant had been on holiday at the time of the theft would you have considered them responsible?

          If you had known when the tenant left what steps would you have taken that would have prevented the panels from being stolen?
