  • Lodger in a single room

    I'm a newbie here so sorry if this is a stupid question!

    But I have a lodger living in a single room of my house in London

    I live in a bedroom of the same house

    What legal steps do I have to take to evict her?

    My friend, who is an experienced landlord, says I can just chuck her out because I live there. But I'm worried that it's more complicated than that?

    Your friend is basically right your lodger has no security of tenure.I would give at least a week's notice if the rent is paid weekly.What did you agree with the lodger when they moved in?

      Well she paid the first 6 months all cash in advance

      But now I have a weekly rent book from WH smith's

      Anyway there was no real agreement
      I just assumed she was a lodger so would have no security

      BTW when I served notice on my other lodger
      HAC tried to claim he had an assured shorthold tenancy
      Despite the fact that I live there

        So I give her a weeks notice

        What do I do if she refuses to leave?
        She's a trespasser but....

        The police tell me it's not their responsibility
        I have to get her out myself

        So where do I go then?

        I don't to drag her out kicking & screaming

          Remember, it's your house. The lodger is simply a paying guest. There at your invitation.
