    Disposal of tenant belongings

    We have a tenant who has fallen behind with his rent and therefore we have served him notice to evict the property which he now has (still owing the rent).
    when he move out, he returned his keys and we have changed the locks just in case.
    However, he has not removed most of his personal belongings, any of his furniture (some expensive) and we want to re-let the property.
    We have contact with him via mobile and asked him several times to pay the outstanding balance and arrange to have his belonging removed asap so that we can re-let the property.
    It has been 3 weeks now and still nothing has happened. Today we have notified him by text that he has 1 additional week to remove them all or we will be forced to charge for storage and dispose of them to cover our costs (returning the balance to him).
    Is this legal or what is the process please?

    Has the tenancy formally ended?

      It was a three month tenancy agreement that expired two months ago. We intended to extend it to 12 months but due to late paying, condition of the property etc. decided not to so yes it has ended.
