When my current tenants move out I am putting the property up for sale. However the gas certificate runs out 7 days before they are due to move out. Do I really need to pay for a whole years safety certificate?
Thanks
It may be tempting to ignore it but do not risk it, for the sake of a £40 - 50.00 . It will be sods law if something happened to the tenants or property, you only have to look at the big fines they are handing out now to Landlords and prison sentences these days. Better save then sorry.
I have a contract with a well know gas maintenance company who have contacted the tenants several times to arrange a visit for gas safety certificate since the certificate is on the verge of running out but the tenants have not responded (possibly because they only have a few days left and don't want the hassle).

Strictly speaking, yes. If the T died due to gas-related issues in the last week you could potentially be liable because of negligence.
If you have a friendly plumber/gas safety engineer, could be worth asking whether he could extend 'cover' by a week - assuming that it's legal to 'extend' the gas safety certificate period.
I would add to Snorkerz's reply " and if gas engineer is willing to confirm he was unable to arrange a suitable time/date with T before expiry..."
I doubt existing GSC could be 'extended' without a re-test, T should have a copy.
I don't think you'll achieve much by making the tenant bankrupt other than making it nigh on impossible for the tenant to rent again. A CCJ is enough to make landlords think again but full blown bankruptcy...good luck!. By the sounds of things you are not their only creditor which means any surplus...
Hi All,
This question is in relation to my previous post here https://forums.landlordzone.co.uk/fo...or-rent-arears where I now have had the Possession hearing, had it ruled it my favour and am now working on the warrant....
If you do go down the route of changing the locks when they are out then may i also suggest that at the same time you place a call with the Police to inform them of this, and request that the neighbourhood team are informed so if the then ex tenant '' kicks off '' upon her return and calls 999 they...
I have a house rented on a standard AST to the same tenant since 2016. He has rented at other properties of mine on a single room basis for maybe 10 years prior and is a decent guy and very reliable. He is a Latvian and in 2017 he married a lady from Ukraine. He adopted his wife’s son and all 3 have...
Thanks for all the constructive advice I think my way is now clear. I get the impression that the wife will not go quietly no matter how much discussion takes place! Has anyone any experience of exclusion which seems to be a euphemism for changing the locks whilst they are out. Presumably this means...
The latest government figures for possession claims have been published, which cover January through March 2022.
That's post Covid restrictions and would probably include most of the last of the Covid backlog.
And there's no sign of the massive wave of evictions and resulting mass...
I agree with the above comment, why keep calling the council, if you consider their position, if you kick this bullying leech out of your property then the council may have a legal duty to house her !!! They don't want to house anyone they do not have too, so from their perspective it is best if she...
Maybe not with this landlord, but i assure you there is with others, me included, i keep my rents below market levels exactly beacause my tenants are exellent and have been with me for a while now, i do not want them to leave and they do not want to leave...... so the arrangement works, i think most...
