With the DPS, TDS and my deposits once it goes to arbitration then you are in the hands of the gods whatever the tenant may have verbally said they can dispute this still and the DPS will make the decision.

    Hi all,

thanks for all your replies. Well, we are landlords and our tenats agreed to pay £83 from the original deposit because of the damages. We asked for £95 and they agreed on £83. We didn't want to fight for £12 so we said OK. All this happen trough the depositprotection.com . And what happen? The depositprotection.com send ALL deposit back to tenats! Since than the tenats are not repling to us and the depositprotection.com said they made their decision! When we tried to talk to them about the tanats ageeing to pay us £83 back they said they don't care and it's too late, because they send the full amount to them already!

So, I was looking for feedback about other compaines. We are going with the mydeposits now. Will have to pay, but I hope thay will treat us better!

I strongly don't recommend the depositprotection.com ! But I have no other experiences right now... when I have I will post it here

    Good luck!
    Regards
    Jan

I haven't experienced problems with DPS neither - but do have to say that I have always received my deposits back with relatively minor fuss.

    In what respect?

I have used them once before when i wasnt using an agent, however i intend on going back to managaing my property myself soon and will be using them again.

I admit there wasnt any dispute with the deposit and i gave the tenant it all back, but would be interested to hear the issues, as like i say i intend on using them again very soon.

    Regards

I would suggest joining nla and then using my deposits, there is a discount for nla members; but this discussion shouldnt be in the long leasehold area of the forum

    started a topic Deposits

    Deposits

    Dear Landlords and LandlordZONE,
we have to find the Deposit scheme company ASAP!
However, we can't find any reviews which would help us to choose the best.
The mydeposits seems to look ok, but cost £90 to start with. The depositprotection is free but we heard that they don't care at all and people are loosing money on both sides.

Please, what is your experience? Or, where I could find some reviews?
    Thank you wery much!

    Thanks for both your replies.

    It was fully managed.

yes I do plan to speak to agent. My concern is they will try and use it as leverage to insert themselves in the sale process. Just wondered if anyone else has hit anything similar?

The original arrangement with the tenants, was it ia fully managed or tenant find only arrangement ? I have done this a few times on a tenant find basis and let all my AST's go periodic (so the tenants stay), i have paid zero to every agent, and they have never been knocking asking for any money.

With regards to keep or sell. Those 4 properties are not just assets, but you need to see them as say children, which need looking after. You can't switch off because you are busy. It is 24/7 responsibility, as you are responsible for the property and the health and safety of the people living. If...

Almost anything beats working for a living.

Running a portfolio is just as demanding and stressful. If someone worked in an office, it is a 9 to 5 job. Their taxes are paid by their employer.

Running a portfolio of properties, can be demanding. Even with agents in place....

Becoming a landlord because you've inherited some property makes about as much sense as inheriting several cars and setting up a taxi business.
