Residential Letting to Service Companies, which document to use?

Hi,
I am currently advertising 2 block of residential properties and have been approached by a service company. They are looking to rent the properties from me and they then rent them out as serviced apartments on shorter terms. I understand that i should not be using an AST as letting to a company falls outside the Housing Act but i do not know if it is sufficent to use a company let. I wonder as the nature of their business is letting if i need to use a commercial lease. Any advise welcome. Thanks

I now only do viewings once the T has left the property, and any repairs/ re-painting has been completed, as first impressions count. Don't rush into the first T that see's the property, I give 24 hours grace period after viewing if the T still interested, so they don't make a pressured decision on...

As far as I know there's a legal obligation on the householder (no idea) to provide the information for the electoral register on request.
Which is normally a letter through the post asking for details of all the people living there (who are over 16 ?).

I've never heard of anyone...

are you legally obliged to update the electoral register?

I think the system changed, so that each individual is now responsible for updating their own entry on the electoral register?

A person who is declared bankrupt has the debt wiped off, while someone with a CCJ you can still try enforce the debt in a couple years time, if they win the lottery for example.

I advertise the property about a week before the tenant leaves with OpenRent and then schedule block bookings over the weekend after they’ve left. This gives me time to do any repairs or touch up the paintwork in the property to make it more presentable.

The tenants sound as though they have sought housing from the council before but, most likely due to a shortage of social housing, instead of getting social housing the council have pointed them to the private rental sector instead. That still does not make them council tenants though.

Basically council still have not found them the next house. I'm so desperate and need them go. What can I do please? They are foster family, apparently very volunerable as people may think. But they terribly damaged my house, they have also cancelled UC direct payment. I need them go......

I've sometimes advertised a property just before the tenants had vacated, but the viewings were all post tenancy.
And I prefer not to do that, but there used to be good days for advertising rental properties back when people read local papers.
