I've been successful in obtaining a Possession Order via S21 for my property. My Tenant won't move until execution of a warrant by the Bailiff and I now want to delay eviction. How long can I delay before requesting a Bailiff's appointment and/or how long does the Possession Order stay in force? - JR

My lodger just went after the expiry of the notice to quit had expired. If she hadn’t I would have locked her and removed her belongings to a safe place outside the house. It is highly unlikely the local council would pursue you for illegal eviction - they hardly ever do in a situation of a lodger...

Reply to Section 21 During Contract Periodby matt001Yes, once my contract ends it becomes a periodic tenancy (rolling agreement) - I found this in contract itself.
Does it mean I can give the notice on 10.06.2022 and still have a month to move out and agency/landlord cannot trough me out/take to court during this 1 month ?-
