    Assignment / New Tenancy?

    New tenant.

    6 month AST signed
    s21(1)(b) served after 1 month
    after 3 months, ast assigned by deed to original tenant and partner

    Is the s21 still valid, and can it be used for possession at the end of the fixed term, or does the '6 month rule' (s21(5)(a)) re-commence on assignment?

    There's no new tenancy; it's still the old one, albeit assigned.
    So the Notice holds good (assuming, of course, that you did protect T's deposit!)
