    Can T demand L's inspection before leaving property?

    Since every landlord we have used to date have attempted in some way or another to extort money out of us (whether it be our deposit on moving out or adding fees to our rent account) for things we we're either not responsible for or shouldn't be paying for we wan't to make sure when we leave our current property we get the opportunity to fix any problems they may find.

    Our last date is the 14th of next month.. in our notice letter we advised they can arrange for an inspection on this day in which we will attend.

    THey did not do a moving in checklist.

    We wan't to be completely covered from being screwed over..

    so can we DEMAND they attend to check the property on the day we move out?
    if they find any problems will we have the right to rectify it on the same day? (although thinking we should arrange for the inspection on the 13th to be sure of this)

    if they are unable to attend or do not show up, if we go to their office and say 'we gave you the opportunity to inspect the property but you have not done so.. please sign this form to say we gave you the opportunity'... are we allowed to do this and will we have any rights if they refuse and subsequently charge us for things we could have rectified?

    One last question, our bathroom tap (cold tap) broke a couple of months ago (its a turn handle and some how broke off and not repairable)... we reported this via email twice (we following it up by a telephone call and received a reply to one so they definately know about it), are we liable for the repair and will they have a right to charge us for it?
    I would assume its part of fixtures/fittings and landlords responsibility, but it can't hurt to check this..

    Any other advise or tips on moving out also welcome..

    You can't demand a checkout on a particular day.
    You also may not enter the property to do repairs after the end of the tenancy - it is up to you to get the place perfect before you leave.

    HOWEVER, if there is no move-in inventory/condition report, the landlord is not going to be able to prove any change of condition between move in and move out. If your deposit is in a protection scheme, the LL would find it exceedingly difficult to get money off your deposit.

      Do you know if LL protected your deposit? You should have been given confirmation of the scheme the LL used. This means LL has to apply to the scheme to request the deposit and would need to prove the amount they are claiming is valid, for the scheme to agree. If you did not have a check-in inventory, there is nothing to verify the claim, so should work in your favour.
